Government-backed loan programs like FHA and VA can be beneficial to first-time homebuyers. FHA loans require a low down payment and offer flexible credit requirements, making them accessible. The VA loan program is an option that often requires no down payment, flexible credit requirements and offers competitive rates. Moreover, down payment assistance programs (e.g., CalHFA, GSFA, LIPA/MIPA in California and Chonoa & Essex nationally) could be a life-saver for the new homebuyers with good income and credit but don’t have adequate savings for down payment and/or closing costs. Non-qualified mortgage (non-QM) programs offer solutions for borrowers, in particularly self-employed individuals, who cannot qualify for conventional financing, oftentimes due to insufficient reported income.
